Job Purpose:
The Architectural Design Review Expert is responsible for leading and supporting asset &
facilities management–focused architectural design reviews across large-scale, mixed-
use and giga-project developments within the Kingdom of Saudi Arabia.
The role acts as a critical bridge between architectural design intent and long-term
operational reality, ensuring that buildings and public realm environments are safe,
efficient, maintainable, and cost-effective throughout their lifecycle. The position focuses
on embedding FM, operability, maintainability, soft services, and user-experience
considerations from concept through detailed design.
Working closely with international architects, master planners, landscape designers,
engineers, MEP & other relevant disciplines and client FM teams, the role ensures that
architectural solutions align with international best practice, Saudi regulations, and
project-specific operational strategies while supporting world-class outcomes and total
cost of ownership optimization.
Responsibilities:
Architectural Design Review:
• Conduct AM / FM-focused design reviews of architectural design packages at
concept, schematic, and detailed design stages
• Attends meeting with relevant design consultants and client representative to
discuss related design review comments for required resolution
• Assess layouts, adjacencies, materials, finishes, and spatial planning from an
operability and maintainability perspective
• Review building typologies, façade systems, roof access, general accessibility
requirements, and envelope solutions to ensure safe access and lifecycle
durability
• Ensure architectural designs support efficient cleaning, maintenance,
replacement, and refurbishment strategies
• Verify compliance with relevant project specific and international standards (e.g.
WELL, LEED O+M, IWFM) and relevant local KSA regulations
Operability & Maintainability Assurance:
• Review plant accessibility strategies, service corridors, back-of-house layouts, and
vertical/horizontal circulation
• Confirm adequate maintenance clearances, safe access routes, and
replacement strategies for building elements
• Assess façade access systems / strategies, BMUs, anchor points, and roof access
provisions
• Ensure architectural solutions support soft services operations including cleaning,
waste management, security, and concierge functions
Soft Services & Public Realm Integration:
• Review public realm, landscape, and common area designs to ensure efficient
service delivery and user experience
• Assess waste management strategies including segregation points, service
routes, loading bays, and back-of-house logistics
• Review security-related architectural elements to ensure appropriate sightlines,
zoning, and integration with surveillance and access control systems
• Ensure staff facilities, welfare areas, and operational accommodation are
adequately planned and integrated
Stakeholder & Design Team Coordination:
• Act as a key FM design review interface between architects, engineers,
contractors, design consultants, and client representatives
• Participate in and lead design workshops, technical reviews, and value
engineering sessions
• Provide clear, constructive feedback to design teams to influence outcomes
without compromising design intent
• Coordinate with MEP, BIM, and FM specialists to ensure multidisciplinary alignment
Reporting & Advisory Support:
• Prepare structured design review reports highlighting risks, recommendations,
and lifecycle implications
• Provide executive-level summaries for senior client stakeholders and project
leadership
• Support asset-level operational strategies, FM briefs, and handover requirements
• Contribute to digital handover, BIM-for-FM, and asset data readiness initiatives
Professional Standards & Compliance:
• Ensure all design review activities comply with project specific
policies, professional standards, and ethical requirements
• Maintain accurate records of reviews, comments, responses, and approvals
• Uphold confidentiality and professional conduct at all times
• Support internal quality assurance and continuous improvement processes
Qualifications and Skills:
Required Qualifications
• Bachelor’s degree in Architecture, Facilities Management, Built
Environment, or a related discipline
• Minimum 20 + years’ experience in architectural design, design review, or
FM/operational advisory roles
• Experience on large-scale mixed-use, infrastructure, hospitality, airport, or
giga-project developments (Middle East experience strongly preferred)
Technical & Professional Skills
• Strong understanding of architectural design principles from an FM and
lifecycle perspective
• Proven ability to review complex architectural drawings, specifications, and
design reports
• Knowledge of AM / FM standards, soft services requirements, operational &
maintenance workflows
• Familiarity with BIM, asset data requirements, and digital handover
principles
• Strong report writing, presentation, and stakeholder engagement skills
• Ability to balance design quality, capital cost, and long-term operational
efficiency
Professional Associations & Memberships
The Design Reviewer is encouraged to maintain active engagement with
relevant professional bodies, including:
• RIBA, ARB, IWFM, IFMA, or equivalent
• WELL AP and/or LEED AP accreditation (advantageous)
• Participation in regional and international built environment and FM forum
