POSITION SUMMARY
Apta Management LLC is seeking a dependable, motivated, and proactive full-time Building Engineer to support the day-to-day operations and maintenance of a portfolio of medical office buildings located in the Indianapolis, Indiana area. This position is responsible for maintaining building systems, responding to tenant needs, escorting and overseeing vendors, and ensuring that all properties remain safe, clean, and professionally presented.
The ideal candidate brings hands-on experience in commercial or medical building maintenance, strong troubleshooting capabilities across mechanical, electrical, and plumbing systems, and the professionalism required to interact directly with medical office tenants and third-party vendors. This role requires the ability to work independently with minimal supervision, manage competing priorities, and represent Apta Management's operational standards at every property visit.
This position requires participation in a 24/7 on-call schedule for after-hours maintenance emergencies, including evenings, weekends, and holidays.
Occasional travel to properties in Southern Indiana and Kentucky may be required as the portfolio grows.
ESSENTIAL DUTIES & RESPONSIBILITIES
Building Maintenance & Operations
- Perform light to medium HVAC troubleshooting, maintenance, and repairs
- Perform basic electrical and plumbing repairs and diagnostics
- Complete general building maintenance and repair tasks as assigned
- Execute preventative maintenance programs on building systems and equipment
- Conduct routine property and life safety inspections and document findings
- Respond to service requests and work orders in a timely and professional manner
- Assist with landscaping oversight, seasonal upkeep, and snow removal activities
- Maintain cleanliness and organization of maintenance areas, storage rooms, and equipment
- Take and document property photos as needed for operational and asset management records
Tenant & Vendor Coordination
- Provide professional customer service and courteous communication with medical office tenants
- Coordinate and escort outside vendors and contractors during scheduled service visits
- Monitor vendor performance and verify completion and quality of work
- Assist in identifying maintenance priorities, capital improvement needs, and property upgrades
Administrative & Technology Responsibilities
- Utilize work order and property management software to log, track, and close service requests
- Accurately document completed work, labor hours, material usage, and project updates
- Maintain inspection logs, maintenance records, and vendor service documentation
- Communicate effectively with the property management team via email, phone, and written reports
QUALIFICATIONS
Required
- Experience in commercial or medical office building maintenance
- Experience with preventative maintenance programs and life safety systems
- Working knowledge of mechanical, plumbing, electrical, and general maintenance systems
- Ability to independently troubleshoot and complete repairs across multiple building systems
- Proficiency using computers, smartphones, tablets, and maintenance/work order software
- Strong written and verbal English communication skills
- Valid driver's license and personal auto insurance; dependable personal vehicle required
- Must provide own basic maintenance tools
- Ability to successfully pass a background check and drug screening
Preferred
- HVAC certification or trade-related certifications (CRAC unit experience a plus)
- Experience with hydraulic elevators
- Familiarity with property management platforms (e.g., Yardi, MRI, Building Engines)

- Ability to work both indoors and outdoors in varying weather conditions
- Ability to safely access rooftops, ladders, and mechanical/utility spaces
COMPENSATION & BENEFITS
Salary Range: $60,000 – $67,000 annually, depending on experience (DOE)
Classification: Full-Time | Non-Exempt
Mileage Reimbursement: Business travel to and between portfolio properties reimbursed at the IRS standard mileage rate under Apta Management's IRS Accountable Plan
Time Off: Unlimited PTO Policy (subject to manager approval and business needs)
Work Arrangement: On-site at portfolio properties in Indianapolis, Indiana; occasional travel required
