BUILDING ENGINEER
Pietromonaco Jackson Properties is a Puget Sound based privately held real estate investment and management company with a portfolio of 2.5 million square feet. Our portfolio encompasses industrial, office, medical and retail properties, with a focus on providing the very best service for our tenants, vendors, and the brokerage community.
PJP is seeking an experienced, self-directed Building Engineer to take a key role in the day-to-day operation, maintenance, and performance optimization of a diversified commercial real estate portfolio totaling over 1.5 million square feet across South King County, Pierce County and the Kitsap Peninsula. The candidate must be a versatile professional who is equally comfortable in a warehouse mechanical room, a multi-tenant office building, and a retail center.
This is a role that blends hands-on technical work with on-site responsibilities, vendor oversight, capital project and budget management assistance. The ideal candidate brings MEP knowledge, strong organizational instincts, and a customer service mindset that supports tenants, vendors, and ownership goals alike.
RESPONSIBILITIES:
BUILDING OPERATIONS & HANDS-ON TECHNICAL WORK:
• Work with vendors and contractors who provide repair and maintenance expertise across the portfolio.
• Perform routine inspections, preventive maintenance, and corrective repairs across all asset types.
• Operate, maintain, and troubleshoot HVAC, plumbing, electrical, life-safety, and building automation systems (BAS/BMS).
• Respond to tenant service requests and building emergencies
• Conduct regular building rounds and document findings
• Perform minor carpentry, painting, lighting, and general facility repairs and maintenance as needed.
• Be available for emergency calls.
VENDOR & CONTRACTOR MANAGEMENT
• Maintain existing long-term vendor relationships and build new future relationships
• Assist with soliciting bids, evaluating proposals, and managing service contracts for mechanical, electrical, plumbing, janitorial, landscaping, pest control, fire/life safety, and other specialty trades.
• Assist in supervising and inspecting contractor work to verify quality, safety compliance, and adherence to scope.
• Maintain vendor performance records and hold subcontractors accountable to SLA standards.
• Assist in developing and maintaining preventive maintenance schedules leveraging third-party service providers.
CAPITAL PROJECTS & CONSTRUCTION COORDINATION
• Assist in planning and executing tenant improvement (TI) projects, capital improvements, and maintenance programs.
• Coordinate with asset services, property management, ownership, and general contractors from project inception through closeout.
• Review plans, specifications, and permits; provide technical input during design and procurement phases.
• Ensure all projects are completed on time, within budget, and in compliance with applicable codes and standards.
BUDGET & FINANCIAL MANAGEMENT
• Contribute to annual operating and capital expenditure (OpEx/CapEx) budget preparation.
• Assist in tracking expenditures against budget, and assist in reviewing invoices and work orders.
• Identify cost-saving opportunities through operational efficiencies, energy management, and strategic vendor procurement.
• Maintain documentation to support expense reporting and ownership transparency.
COMPLIANCE & SAFETY
• Ensure all building systems and operations conform to applicable local, state, and federal regulations, including OSHA, EPA, Clean Buildings Act, energy benchmarking requirements, and Washington Department of Labor & Industries requirements.
• Manage current records for permits, certificates of occupancy, fire/life safety inspections, elevator certifications, and other required documentation.
• Coordinate environmental compliance activities as needed.
QUALIFICATIONS
Required
• 5+ years of building engineering or facilities management experience in commercial real estate
• Demonstrated experience across multiple asset types; industrial, office, medical, and/or retail preferred.
• Strong working knowledge of HVAC systems, electrical distribution, plumbing, fire suppression, and building automation.
• Proven ability to manage vendors, assist projects, and control budgets.
• Valid Washington State driver's license with a clean driving record
• Proficient with Microsoft Office and facility management systems.
Preferred
• Stationary Engineer or Operating Engineer license (Washington State).
• Certifications in building automation systems
• Experience with Yardi, MRI, or comparable property management / work order platforms.
• Familiarity with South King County, Pierce County, and Kitsap County jurisdictions
COMP + BENEFITS
Base Salary:
· $70,000 - $95,000, depending on experience, certifications, and depth of multi-asset expertise.
Bonus & Incentive Pay:
· Annual personal performance bonus: up to 5% of base salary
· Annual company performance bonus: up to 5% of base salary, tied to company financial performance

WORKING CONDITIONS
This position requires regular travel throughout South King County, Pierce County, and Kitsap County. Work is performed across varied environments including industrial facilities, multi-tenant office and medical buildings, and retail centers. The role involves physical activity and the ability to carry up to 50lbs. On-call availability for building emergencies is required.
