A Building Engineer in property management is responsible for the efficient operation, maintenance, and repair of building systems and equipment to ensure safe, comfortable, and cost-effective building performance for tenants and property owners.
The Building Engineer oversees the daily technical operations of a property, including mechanical, electrical, plumbing, and structural systems. The role ensures that all building facilities are operating efficiently, safely, and in compliance with local regulations and company standards.
Key Responsibilities
1. Building Operations & Maintenance
- Monitor and maintain all building systems such as HVAC, electrical, plumbing, fire protection, and life safety systems.
- Perform regular preventive maintenance to minimize equipment downtime and repair costs.
- Respond promptly to tenant and management service requests and resolve technical issues.
2. Troubleshooting & Repairs
- Diagnose and repair mechanical, electrical, and plumbing issues within the property.
- Coordinate with third-party contractors for specialized repairs or large-scale maintenance work.
- Ensure all repairs are completed safely, efficiently, and in accordance with standards.
3. Safety & Compliance
- Ensure building operations comply with local building codes, safety regulations, and environmental standards.
- Conduct routine safety inspections and support emergency preparedness programs.
- Implement corrective actions for identified hazards or deficiencies.
4. Energy Management
- Monitor energy consumption and implement strategies to improve energy efficiency.
- Assist in sustainability initiatives such as water conservation and energy-saving programs.
5. Vendor & Contractor Coordination
- Supervise contractors during maintenance, repair, or renovation works.
- Evaluate vendor performance and ensure quality service delivery.
6. Documentation & Reporting
- Maintain accurate records of maintenance activities, equipment logs, and incident reports.
- Prepare technical reports and submit updates to the Property Manager.
7. Tenant Support
- Address technical concerns of tenants in a timely and professional manner.
- Ensure minimal disruption to tenant operations during maintenance activities.
Qualifications
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or related field (preferred).
- Licensed Engineer (optional depending on company requirements).
- Experience in building operations or facilities management.
- Knowledge of HVAC, electrical systems, plumbing, and fire safety systems.
- Strong troubleshooting and problem-solving skills.
