Here are some things that will make you successful:
- 5+ years of general maintenance,handyman, or construction experience
- Strong skills in drywall, painting, and general repair work
- Experience with property maintenance or multifamily housing preferred
- Ability to travel regularly across Midwest portfolio (IL, WI, MI, NE),overnight travel will berequiredup to 50% of the time.
- Valid driver’s license (company truck provided)
- Own basic hand tools and power tools
- Ability to work outdoors and in varying weather conditions
- Strong leadership presence in a hands-on environment
What you will be doing:
The Roving Construction Laborer (Team Lead) leads a 2-person mobile maintenance team responsible for improving andmaintainingproperty appearance, curb appeal, and cost-effective in-house execution across a multi-state Midwest portfolio. This role is highly hands-on and works side-by-side with the team while ensuring quality, consistency, andtimelycompletion of assigned projects.
This team travels between properties(including IL, WI, MI, and NE) completing one property at a time with a focus on visible property improvements and reducing outsourced vendor costs. Overnight travel isrequiredand may be as much as 50% of the time.
Core responsibilities include:
- Lead and coordinate a 2-person roaming maintenance crew in daily field operations
- Coordinate daily workflow with Tech to maximize efficiency and ensure full completion of assigned scopes
- Execute hands-on maintenance and property improvement work, including:
- Drywall patching, sanding, prep, and finishing (hallways, units,common areas)
- Interior and exterior painting at contract-quality standards
- Carpentry work (rotting wood replacement, door repairs/replacements, fencing/deck repairs, cabinet installation, trim work)
- Landscaping, curb appeal improvements, and seasonal cleanup
- Unit turns (light to full scope as assigned)
- Trash-outs and unit cleanouts
- Minor plumbing, electrical, and general maintenance repairs
- Flooring installation (plank and similar materials)
- Common areaand exterior repairs and improvements
- Address village, lender, and insurance-identified repair items as assigned
- Execute work assignments provided by the Area Maintenance Manager
- Ensure all work meets contract-level finish quality standards
- Maintain strong production pace while preserving workmanship quality
- Proactivelyidentifyand document life-safety and maintenance issues
- Minimize vendor usage by completing work in-house whenfeasible
- Lead by example in productivity, craftsmanship, professionalism, and accountability
- Ensure proper use and care of company tools, equipment, and materials
- Maintainfinancial responsibilitywith company-issued credit card usage
Where you will work:
This position will require you to work on-site at our properties(IL, WI, MI, NE)
Travel Requirements:
Extensive travel throughout our Midwest portfolio, including up to 50% overnight travel
