As a Building Engineer with Dhanani Private Equity Group, your responsibilities will include, but are not limited to, assigning tasks to engineering teams; setting short- and long-term project goals; negotiating with vendors and clients; ensuring that projects stay within time and budgetary restraints; compiling reports for assigned properties; and supporting the engineering team as needed to maintain standards.
PRIMARY RESPONSIBILITIES • Participate in the annual budget process. • Develop specifications and assist in the solicitation and administration of maintenance and repair service contracts. • Participate, with some oversight, in construction, tenant improvement, and capital projects. • Ensure compliance with applicable codes, OSHA safety requirements, and Dhanani Private Equity Group Standard Operating Procedures. • Develop long-term strategic plans and forecasts for the property. • Supervise staff, providing leadership, scheduling, counseling, training, and personnel development. • Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to, pumps, chillers, boilers, air compressors, and air handling units. • Recommend and implement improvements to the preventive maintenance program on an ongoing basis. • Implement and participate in energy-saving and sustainability measures directed by Dhanani Private Equity Group and/or clients. • Interact with employees, visitors, and contractors with poise and diplomacy. • Meet the shift work requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays. • Oversee and assist with repairs during regular or after-hours, weekends, and some holidays, as business needs deem appropriate.
QUALIFICATIONS • Seven (7) years of experience in Commercial Building Operations, Property Management, or a related industry required. • Highly knowledgeable of commercial base building mechanical, electrical, plumbing, fire, and life safety systems; energy management systems; and all related maintenance. • Related trade certifications preferred. • Sufficient computer skills to effectively administer required engineering programs. • Ability to read and understand as-built and construction drawings. • Understanding of the correct usage of power tools (pneumatic, electric, or engine-driven), including drill motors, saws, grinders, and impact wrenches. • Ability to compute basic mathematical equations. • Ability to communicate effectively, both verbally and in writing. • Ability to maintain a calm demeanor in emergency situations.
• Understanding and application of the correct usage of all personal safety equipment. • When applicable, ability to obtain required city and/or government licenses or permits (e.g., Boiler Operating Permit, State Maintenance Electrician’s License).
EDUCATION/CERTIFICATIONS • High School Diploma, GED, or trade school diploma required. • EPA Universal Certification required within 90 days of employment. • BOMI SMT/SMT designation preferred. • When applicable, obtain required city and/or government licenses or permits (e.g., Boiler Operating Permit, State Maintenance Electrician’s License).
PHYSICAL REQUIREMENTS / WORK ENVIRONMENT • Work indoors approximately 50% of the time and outdoors approximately 50% of the time. • Use olfactory, auditory, and visual senses. • Ability to lift 50 lbs. or more. • Ability to climb stairs and ladders. • Ability to access remote work areas and confined spaces (e.g., crawl spaces, roofs). • Ability to use a full range of manual dexterity, including sitting, squatting, bending, kneeling, walking, and lifting.
