From concept design to commissioning, operation, and eventual demolition, the team supports clients with practical BIM and construction knowledge that strengthens project delivery. Services include main contractor input on BIM and Building Services, single-source 3D modelling, shop drawings, and coordination management. Kinetic Build also manages construction-phase BIM, integrates operation and maintenance information into FM/AM platforms, and advises on end-user BIM requirements. The company works closely with clients to evaluate and create BIM Execution Plans and ensure models meet contractual and operational expectations.
Role Description The BIM Manager at Kinetic Build is a full-time, on-site role based in Auckland. This position oversees BIM processes across multiple projects, ensuring accurate model creation, coordination, and documentation in line with client and contractor requirements. Day-to-day responsibilities include managing multidisciplinary 3D models, leading BIM coordination meetings, reviewing and enforcing BIM standards, and supporting the authoring and implementation of BIM Execution Plans. The BIM Manager will collaborate with design teams, main contractors, and building services specialists to resolve clashes, optimize workflows, and integrate operation and maintenance data into FM/AM platforms. The role also involves training and mentoring team members on BIM best practices, maintaining quality control across deliverables, and providing technical advice throughout the building life cycle.
Qualifications
- Strong proficiency in Building Information Modeling (BIM) tools and workflows, including model authoring and information management.
- Experience in BIM Coordination and Virtual Design, with the ability to lead clash detection, 3D coordination, and model-based reviews.
- Background in Architecture or related building design disciplines, with an understanding of construction processes and documentation.
- Knowledge of Mechanical, Electrical and Plumbing (MEP) systems and their integration within coordinated BIM models.
- Experience developing and implementing BIM Execution Plans (BEP) and familiarity with relevant BIM standards and guidelines.
- Strong analytical, problem-solving, and stakeholder communication skills, with the ability to work collaboratively across multidisciplinary teams.
- Proficiency in common BIM and coordination software (e.g., Revit, Navisworks, BIM 360 or similar platforms).
- Relevant tertiary qualification in engineering, architecture, construction management, or a related field; prior experience in a BIM Manager or similar role is highly beneficial.
