The Construction Manager/Superintendent will oversee building services projects, including new builds, rebuilds, and home services, ensuring timely, on-budget, high-quality delivery. This role combines construction expertise, entrepreneurial thinking, and client relations to support our innovative vision. Candidates need 2-4+ years of residential construction experience and a proactive mindset. Compensation includes a minimum $72,000–$96,000 base salary range, with bonuses, equity, and profit-sharing offering significant earnings.
Key Responsibilities
- Manage building services projects (new builds, rebuilds, home services) for efficiency and quality.
- Supervise site operations, coordinating subcontractors and crews for productivity and safety.
- Build client relationships through clear communication, ensuring satisfaction.
- Identify cost-saving and efficiency improvements using modern tools.
- Use platforms like Buildertrend or Procore for scheduling and budgeting.
- Ensure work meets client expectations, industry standards, and SC building codes.
- Enforce OSHA and company safety protocols with training.
- Ensure compliance with South Carolina regulations:
- SC Residential Building Code (2021 IRC with amendments).
- Coastal flood zone standards (FEMA, Charleston ordinances, A/V zone elevations).
- Hurricane-resistant standards (130–150 mph wind loads per ASCE 7-16).
- SC Contractor’s Licensing Board rules.
- Charleston’s zoning and historic district design reviews.
- Lead teams and subcontractors, fostering collaboration.
- Support firm growth with market insights and vendor networks.
Qualifications
- 3+ years of residential construction experience managing new builds, rebuilds, or home services projects.
- High school diploma required; bachelor’s in construction management or related field preferred, or equivalent experience.
- No certifications required; OSHA 10/30-Hour, NAHB, PMP, or LEED a plus.
- Knowledge of residential construction and SC regulations (building codes, coastal/hurricane standards, licensing, Charleston zoning/historic rules).
- Entrepreneurial, proactive, and adaptable mindset.
- Strong communication and leadership skills.
- Able to navigate construction sites and lift up to 50 pounds.
- Preferred Qualifications: Experience with Charleston’s coastal construction (elevated homes, flood mitigation).
- Knowledge of sustainable practices (e.g., ENERGY STAR, HERS).
- Entrepreneurial or startup background, adept at new technologies.
- Connections with Charleston subcontractors or permitting officials.
