Building Engineer II to join our Raleigh team. The ideal candidate will ensure our owners and tenants are provided the highest level of client service.
Responsibilities
- Assist with oversight of all commercial building systems, including fire/life safety, plumbing, HVAC, and electrical issues.
- Ability to understand systems and perform operations in a commercial office or industrial building.
- Respond quickly to emergencies (including fire, evacuation, and equipment failure) and customer concerns.
- Communicate effectively with the Property Manager and Tenant Coordinator on operational issues.
- Ability to troubleshoot and repair electrical, plumbing, HVAC, and door hardware.
- Ability to read, understand, and utilize wiring diagrams, schematics, drawings, and blueprints.
- Conduct daily tours of the premises to identify any building problems and inspect all mechanical equipment.
- Work closely with contractors and vendors to ensure work is completed according to property guidelines.
- Inspect property regularly with the Property Manager to ensure building operations are performing according to Trinity Partners’ standards and procedures.
- Effective written and verbal communication skills.
- Working knowledge of computers and email.
- Proficient in the use of work order systems.
- Ability to work with little or no supervision in a team environment.
- Proficient in the use of hand and small power tools.
- Ability and willingness to work safely in all weather conditions.
- Ability to perform on-call duties as required.
- Ability to display a professional image and attitude.
- Handle other duties as assigned.
Requirements
- Minimum of two years’ experience in commercial building maintenance.
- High School diploma or GED equivalent.
- Ability to multitask and interact with tenants and vendors.
- Excellent understanding of building systems.
- Strong customer service, communication, and interpersonal skills, required.
- Valid driver's license required.
- Physical requirements include stooping, standing, walking, climbing stairs, and using ladders.
- Ability to lift/carry heavy loads of 50 lbs. or more.
