POSITION SUMMARY
The Building Engineer is responsible for the physical operations of assigned commercial properties, ensuring high performance against established goals and benchmarks through safe, reliable, and cost-effective building operations.
KEY RESPONSIBILITIES
Portfolio & Building Systems Management
- Manage maintenance, repairs, and capital improvements for assigned buildings, including building systems: mechanical, electrical, plumbing, structural, fire/life safety, elevator/escalator, and building envelope.
- Identify, recommend, and implement preventive and ongoing maintenance programs to preserve and/or upgrade building systems.
- Stay current on technologies related to building systems and equipment.
- Manage Energy Management System (EMS) programs, including in-house programming and developing computer-based graphics to support occupant comfort, efficiency, and operating cost control.
Vendor & Service Provider Management
- Manage vendor relationships to meet service expectations and contract obligations while staying within budget and identifying savings opportunities.
- Oversee and inspect work performed by outside contractors to ensure contract specifications are followed and work is completed on time.
- Competitively bid service agreements as needed.
- Review proposed work that impacts building systems (approve/deny) to maintain building standards; perform intermittent inspections to confirm work is completed to plan.
- Coordinate closely with building security and day janitorial teams to ensure seamless building service delivery.

REQUIRED QUALIFICATIONS
- 7+ years of experience as a Building Engineer (HVAC, plumbing, electrical, FLS, carpentry, construction) supporting a similar commercial portfolio.
- EPA/Refrigerant Certification (required).
- BOC I & II – Building Operators Certification (required).
- SMT BOMA (required); SMA BOMA desired/in progress.
- LBME license (required); LME license is a plus.
- General knowledge of building codes, electrical standards (24–480v), water treatment standards, and building operation standards.
- Ability to read and interpret blueprints and design documents.
- Strong working skills with Microsoft Word, Excel, Outlook, and EMS-based software.
- Education: Bachelor’s degree preferred; high school diploma/equivalent required.
WORKING CONDITIONS & PHYSICAL REQUIREMENTS
- High-noise mechanical rooms when equipment is operating; occasional exposure to particulates during certain cleaning tasks; occasional stretching/bending.
- Frequent movement throughout large office buildings; occasional ladder use; ability to move equipment/items up to 50 lbs.
- Regular communication with tenants, coworkers, and vendors; occasional outdoor weather exposure.
- This is an essential-services role; on-call evenings and rotating weekends required, including support during emergencies (e.g., severe weather).
