Work Schedule
The typical work schedule is Monday through Friday, with start and end times varying between 7:00 AM and 5:00 PM. Frequent night and weekend work is required for HVAC preventive maintenance, generator testing, and repair projects. This position also shares on-call responsibilities to address emergencies.
Job Summary
The Building Engineer is responsible for performing routine, preventative, and corrective maintenance on facility mechanical, electrical, HVAC, and building systems.
This role ensures building systems operate safely, efficiently, and in compliance with all applicable codes, standards, and company procedures.
Responsibilities
- Perform routine, preventative, and corrective maintenance on building systems and equipment
- Conduct regular facility walkthroughs and inspections to identify deficiencies or repair needs
- Troubleshoot, maintain, and repair HVAC, electrical, plumbing, and mechanical systems
- Respond to service requests and on-demand maintenance needs in a timely manner
- Document work performed and track maintenance activities using the maintenance management system
- Ensure all work complies with environmental, health, safety, fire protection, and building code requirements
- Support preventative maintenance programs and assist with facility-related projects
- Maintain tools, equipment, and work areas in a safe and organized condition
- Perform repairs and maintenance assignments with moderate supervision
- Use measuring devices such as pressure gauges, temperature and humidity transmitters, room pressure monitors, flow meters, and BTU meters to help maintain facility systems.
- Monitor alarms and make adjustments within the Building Automation System.
- Complete general maintenance tasks, including paint and minor drywall repairs; minor plumbing, appliance, carpet, and electrical repairs; minor HVAC repairs and filter changes; general labor tasks such as moving or assembling items; minor concrete repairs; pressure washing; signage repairs; locksmith work; light cleaning and spill response; and tenant services.
- Wear the required company uniform and maintain a professional appearance and attitude.
Qualifications
- Minimum of five years of applicable experience in commercial building repair and maintenance, including commercial HVAC, plumbing, and electrical systems.
- Strong working knowledge of HVAC, electrical, plumbing, and general building systems
- Ability to work independently with minimal supervision
- Proficiency using basic computer systems, mobile devices, and Microsoft Office applications
- Experience using a Building Automation System and the aptitude to learn the site-specific system.
- Physical Requirements include the ability to lift 50 pounds, use ladders up to 30 feet, and demonstrate strong mechanical and electrical aptitude.
- Ability to perform duties while standing, walking, sitting, bending, and working on ladders.
