JOB DUTIES AND RESPONSIBILITIES:
- Responsible for the supervision of all Multi-Skilled Technicians and other technical support staff to ensure efficiency in the operation. It is also responsible for their regular evaluation on overall performance.
- Responsible for the maintenance of all machineries and equipment in the building. It is also responsible for the smooth operations of the technical facilities.
- Maintains cordial and friendly relations with unit owners and tenants and ensures that their complaints are acted upon expeditiously.
- Responsible for the proper handling, safeguarding, monitoring and effective use of building equipment and technical facilities.
- Responsible for march-in/march-out procedures
- Ensures that all company policies, systems and procedures are followed and strictly implemented.
- Responsible for the dissemination and effective implementation of preventive maintenance schedule
- Responsible for the supervision of the external contractors. It is also responsible for their performance evaluation
- Ensures that safety rules and procedures are complied with
- Conducts regular walk-arounds and inspections to ensure that all delegated tasks are properly acted upon
- Canvasses materials and supplies needed for the project
- Coordinates with external contractors for specific projects and reports to the Building Manager for approval
- All other related tasks as required
Occasional
- Makes recommendations for refurbishment, upgrading, repair and maintenance of the building
- Responsible for the preparation and efficient monitoring of annual operating budget of the project
- Promptly prepares and submits monthly reports
- Implements professional management systems as may be required by the company
- Responsible for the preventive and routine maintenance program and ensures that operation schedules are carried out efficiently
- Responsible to initiate and implement first line of discipline to company employees to ensure that all staff are adhering to Company policies, rules and regulations
