Job Title: BIM Quantity Surveyor
Location : Saudi Arabia
Role Purpose
The BIM Quantity Surveyor supports the integration of cost management with Building Information Modeling (BIM) by developing and maintaining 5D cost models, quantity take-offs, and digital cost workflows across the project.
Reporting to the Senior BIM Manager, the role works closely with BIM, engineering, and commercial teams to ensure that model-based quantities, Bills of Quantities (BOQs), and cost data are accurately developed, reviewed, and aligned with project requirements.
The role is both production and analytical, requiring active involvement in model-based quantity extraction, BOQ review and validation, and preparation of cost-linked BIM outputs using BIM coordination and 5D tools (e.g., Synchro, Navisworks, or similar platforms). The role also supports the engineering review of design, quantities, and scope definition, ensuring alignment between models, drawings, and commercial documentation.

Key Activities
5D BIM Modeling & Quantity Take-Off
- Develop and maintain model-based quantity take-offs from BIM models (architectural, structural, MEP).
- Extract quantities using BIM coordination and 5D tools (e.g., Navisworks, Synchro, or similar platforms).
- Ensure quantities are aligned with approved models, drawings, and specifications.
- Validate accuracy of model quantities and identify discrepancies.
- Link BIM elements to cost data and classification systems.
- Support development of 5D BIM models integrating quantities and cost data.
- Provide hands-on quantity extraction and measurement using BIM tools.
Cost Integration, BOQ Review & Commercial Support
- Support preparation and review of Bills of Quantities (BOQs) to ensure alignment with BIM models and design documentation.
- Review BOQs for accuracy, completeness, and consistency with drawings, specifications, and project scope.
- Coordinate with commercial and QS teams to align model quantities with BOQs and cost plans.
- Assist in preparing cost reports and quantity summaries derived from BIM data.
- Support cost impact assessments of design changes using BIM-based quantities.
- Identify discrepancies between BOQs, models, and design information, and support resolution.
BIM Coordination & Data Management
- Coordinate with BIM Managers and Engineers to ensure models are suitable for accurate quantity extraction.
- Support engineering teams by verifying that models reflect correct scope, systems, and design intent.
- Ensure models are structured, classified, and detailed appropriately for 5D workflows.
- Support implementation of BIM standards related to cost, classification, and data structures.
- Maintain quantity logs, cost data records, and model-based reports.
Technical Queries, Design Review & Change Management
- Support analysis of design changes and their impact on quantities and cost.
- Assist in reviewing design drawings and specifications from a quantity and cost perspective.
- Support preparation of cost-related inputs for RFIs and Technical Queries (TQs).
- Track quantity variations and support change management processes.
- Coordinate with design and site teams to ensure alignment between design intent, quantities, and BOQs.
Learning & Continuous Improvement
- Develop knowledge of BIM-based cost management workflows and tools.
- Support implementation of 5D BIM best practices.
- Contribute to lessons learned and continuous improvement initiatives.
- Promote adoption of BIM-driven quantity and cost workflows across the project.

Necessary Knowledge and Experience
- Minimum 5–8 years of relevant experience in quantity surveying, cost engineering, or BIM-based cost management
- Experience with model-based quantity take-offs and 5D workflows
- Experience using Navisworks, Synchro, or similar BIM coordination tools
- Experience with Cost-X or similar software is beneficial but not mandatory
- Strong understanding of BOQs, cost plans, and commercial processes
- Familiarity with BIM workflows and multidisciplinary coordination
- Strong analytical and numerical skills
- Good command of English (written and spoken)
Education and Certification Minimum Requirements
- Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or related field
- BIM or cost management certifications are an advantage

- Proficient in Navisworks, Synchro, and BIM coordination tools
- Experience with 5D BIM workflows and model-based quantity extraction
